Properties → Rates & Availability

In the Rates and Availability section, users can manage a property’s operational data such as rates, availability, restrictions, cancellation policies, and special offers. Updates made here directly impact how the property is displayed and sold across connected Demand Partners.

This section provides flexible calendar based views to help you efficiently configure, monitor, and maintain pricing and restriction rules.

Rates and Availability → Views Overview

The Rates and Availability section offers three distinct views to help you manage different aspects of your rate plans more efficiently. Use the filters at the top to switch between views based on your needs:

• All Restrictions view → Shows all restriction types together so you can quickly review how availability and booking rules interact across the calendar.
• Only Availability view → Displays inventory levels only, hiding all other restrictions for a clear view of sellable rooms per date.
• Room Level Restrictions view → Shows restrictions applied at the room level, affecting all rate plans under that room.
• Rate Plan Level Restrictions view → Displays restrictions applied per rate plan, allowing granular control without impacting other plans.
• Rates only view → Shows daily base rates and offers only, making it easy to review and adjust pricing.
• LOS Rates view → Displays Length of Stay pricing rules, showing how rates change based on the number of nights stayed.

✨ These views provide detailed insights and control, aligned with industry standards, to help you manage pricing and restrictions effectively.

Rates and Availability → Rate Plan Level Restrictions View

This view allows you to monitor and update multiple restrictions that apply at the rate plan level, across the calendar.

📝 Note:

This section is designed for advanced rate management, allowing you to adjust restrictions at the rate plan level while ensuring consistency across all connected channels.

Inline Restriction Update via Plan Page (Value Override)

If you need to manually update a specific Rate Plan Level Restriction for a particular date directly from the calendar view:

• Click on the cell under the desired restriction, for example AVL, RLS, or MST

• The Value Override pop up will appear:

  From the pop up, you can adjust:

  → Room Details and Rate Plan (auto filled based on your selection)

  → Date Range (defaults to the selected date, but can be extended)

  → Restriction Type (pre filled)

  → Value (enter the new override value)

• Click Update to apply changes
• Click Cancel to discard

💡 Tip

This allows for fast, date specific restriction edits without needing to use the Bulk Update tool.

Rates and Availability → Rates View

This view allows you to monitor and manage daily rates and active offers per rate plan. It provides a clear calendar based overview of pricing, making it easier to identify, compare, and manually update rates or offers.

Offer Management – Manual Offer Configuration

If you need to manually configure or override the offer price for a specific date or rate plan directly within the Plan Page:

• Click the gear icon under the Offer row for the selected date

• The Offer Management pop up will appear:

  From here, you can view and adjust:

  → Room Details and Rate Plan (auto filled based on the selected cell)

  → Base Rate → original rate before offers

  → Current Offer → existing discount logic applied

  → Change In → select a new discount option:

  • Sales (-50%)
  • Last (-40%)
  • Easy (-30%)
  • Free (-%) → add a your own value
  • No Offer

  → Price Offer → auto calculated based on selection or manually entered

• Click Update to apply changes
• Click Cancel to discard

📝 Note:

This tool is especially useful for temporarily overriding or tweaking dynamic offers without updating LOS rules or automated pricing logic.

Rates and Availability → LOS Rates View

This view displays the Length of Stay (LOS) pricing configuration applied to a specific rate plan.

Each row corresponds to a specific LOS rule and its applicable price.

📝 Notes:

⚠️ LOS rates themselves are not editable in this section. To update LOS pricing rules, refer to the Intelligence section.

✅ HRD and FPLOS can be managed directly from this view, allowing flexibility without navigating away.

This view helps visually validate how LOS based rates and hurdle restrictions are applied across the calendar.

Inline Hurdle Rate Update via Plan Page (Value Override)

This feature allows you to update the Hurdle Rate (HRD) for a specific rate plan and date directly from the calendar view.

To update the Hurdle Rate for a specific date:

• Click directly on the HRD row under the desired date. 
  • A Value Override popup will appear. 
  • Enter the new value in the Hurdle Rate field, or select N/A if applicable. 
  • Click Update to save the changes.

The update will apply only to the selected date range.

✨ Tip: Use this option for quick, date specific adjustments without navigating to Bulk Update.

Inline FPLOS Update via Plan Page (Value Override)

This option lets you activate or deactivate Full Pattern Length of Stay (FPLOS) at a daily level directly from the LOS Rates calendar.

To manage FPLOS for a specific date:

• Click the checkbox under the FPLOS1 row for the desired date. 
• A Value Override popup will appear. 
• Use the Is Active toggle to enable or disable the FPLOS rule. 
• Click Update to confirm.

These changes apply only to the selected date range and do not affect other LOS rules.

ℹ️ This is useful for fine tuning LOS behavior on specific high demand or low demand dates.

Bulk Update Overview

To help streamline operations, the Bulk Update function allows you to apply changes across multiple rate plans and date ranges at once, instead of editing each date individually.

You can use Bulk Update for:

• Rate Plan Level updates, including availability and restrictions
• Rates & Offers, such as base rate changes or promotions 
• Cancellation Policy updates, if the property supports flexible policies

Below is a breakdown of each Bulk Update option and when to use them.

Rate Plan Level Bulk Update

This option allows you to apply updates to availability and all rate plan level restrictions across selected dates and rate plans.

Key fields include:

a. Operation → Select Rate Plan Level 

b. Date Range & Days of the Week → Choose applicable dates, up to 2 years in advance 

You may exclude specific days, but selecting all seven days is not allowed 

c. Update Options → Availability, Release, Min or Max Stay Through, Min or Max Stay on Arrival, Min or Max Advance Booking, CTA, CTD, and Stop Sell 

d. Rate Plan Selection → Select the rate plans the update should apply to

💡 Tip: Use this when applying restrictions across a wide date range instead of editing day by day.

Rates & Offers Bulk Update

This section allows you to bulk update base rates, promotional offers, or hurdle rates in one action.

Key fields include:

a. Operation → Select Rates & Offers 

b. Date Range & Days of the Week → Choose applicable dates, up to 2 years in advance 

c. Update Options: 

• Rate → Enter a static rate value 
• Offer → Select a discount logic, for example Sales or Last Minute 
• Hurdle → Set or update the minimum rate condition 
• Offer Override → Enable if required 

d. Rate Plan Selection → Select affected rate plans

✨ This is a fast way to activate promotions or adjust pricing without editing each date manually.

Cancellation Policy Bulk Update

This option allows you to assign a cancellation policy to multiple rate plans at once.

Important notes:

• The cancellation policy must already be configured in Property Settings 
• This tool only assigns existing policies, it does not create new ones

Key fields include:

a. Operation → Select Cancellation Policy 

b. Date Range & Days of the Week → Choose applicable dates, up to 2 years in advance 

c. Update Options → Select the cancellation policy from the dropdown

d. Rate Plan Selection → Apply to one or multiple rate plans

✅ Ideal for seasonal or promo based changes to cancellation terms.
