Inventory – Rooms & Rate Plans

This section applies to Third Party Suppliers (TPS) only.
Some fields and actions shown in the platform may be view only for other user types.
Table of contents
In this section, TPS users can view the property’s room types and associated rate plans.
While the Room Details (name, reference ID, status) are shown for transparency, they are view-only and cannot be edited from this screen. The only editable action is the ability to add a Rate Plan under an existing Room using the “Add Rate Plan” button.
Table Reference – Rooms & Rate Plans Overview

Description of the rate plan → typically includes maximum occupancy, cancellation policy and board basis. |

Allows TPS users to create a new rate plan under the specific room. See below section for more information. |

If you hover over this icon, a tooltip will display the following details (if available):

Only the Add Rate Plan action is editable.
All other fields are for reference only and cannot be modified.

Add Rate Plan (Step-by-Step Guide)
Third Party Suppliers (TPS) can create Rate Plans under each room listing. This section is crucial as it allows the supplier to define pricing structures, occupancy rules, and restrictions for their property. Once created, the rate plan will be linked to the Bakuun system and made available for booking depending on the Demand Partner’s mapping and configurations.
Note: This section is editable. Ensure each field is carefully filled in to avoid mapping or rate errors.
Overview
This section allows the user to define basic settings for the Rate Plan being created. These fields are important for proper categorization and display of the Rate Plan within Bakuun.
Table Reference - Rate Plan → Overview Section

(1) Status |
Toggle to enable or disable the rate plan. When a rate plan is first created, this will display as N/A. |
(2) Room ID |
Indicates which room this rate plan is associated with (read-only). |
(3) Channel Manager |
Specify whether this rate plan will be connected to a channel manager. |
(4) Refundable |
Select ‘Yes’ if the rate plan you are creating is refundable, or ‘No’ if it is non-refundable. |
(5) Rate Plan ID |
Auto-generated reference ID for internal tracking.

(6) CM Rate Plan ID |
Used if connected to a channel manager (usually N/A for manual rate plans). |
(7) Derived Rate Plan |
Displays linkage to any master/derived rate plan setup, if applicable. |
(8) Rate Plan Name |
This is the label (rate plan name) that will appear in Bakuun and be visible to partners. Use a clear, descriptive name (e.g., BB - Ref). |
(9) Last Update Details |
Shows which user last updated the rate plan and the timestamp for reference. |
💡 Use a meaningful name for your Rate Plan (e.g., “BB - Non Refundable” or “RO - Flexible”) to help you easily identify it later.
Beds Allocation
This section allows the user to define whether Extra Beds or Cradles (baby cots) can be provided with this Rate Plan. These options help clarify the maximum room occupancy and are visible to Demand Partners.

Toggle to indicate if additional beds are allowed. If Yes, specify the maximum number using the dropdown beside it. |
(2) Cradles Configuration |
Toggle to indicate if baby cribs are available. If Yes, use the dropdown to indicate how many cradles are available. |
(3) Last Update Details |
Displays the user who last modified this section. |
(4) ℹ️ Info Icon |
Displays the timestamp of the latest update made. |
✅ Tip: Only activate beds or cradles if your property has the physical setup to accommodate them.
Occupancy Rules
The Occupancy Rules section defines the maximum number of guests allowed per rate plan, including adults, children, and infants → along with the pricing logic for each age group. This is a powerful section to customize how your rate applies to families or different guest profiles.

Tick the box to activate this occupancy rule line. Each line can define a specific combination of guest type, age range, and pricing. |
(2) Pricing |
Define how pricing is applied to each guest type. You can choose between standard or additional pricing depending on whether the guest will receive a discount or be charged extra.
Available options include:

(3) Max |
The maximum number of people allowed under this rule. For example, max of 2 children or 1 adult. |
(4) Logic (Or / And) |
Use this when adding a second line under an existing occupancy rule:
This helps you control how multiple rules are combined for the same rate plan. |
(5) Age Range |
Select the age range that applies to this rule (e.g., “From 1 to 9”). This helps set the right pricing for different guest age groups.
Note: Age range settings apply to the entire property. If you need to update them, please contact our Customer Support Team. Changes will affect all rooms and rate plans shown to Demand Partners. |
(6) Max (within rule) |
Defines how many guests within the selected age range can be accommodated under this rule. |
(7) Pricing (per person) |
Set the specific charge per guest in this group. You can input a fixed amount, % or mark it as FREE. |
(8) Category |
Choose whether the rule applies to Adult, Child, or Infant. |
(9) Add/ Remove |
Use the ➕ plus icon to add a new rule or the ➖ minus to delete one. |
(10) Last Update Details |
Shows the timestamp and user who last edited this section. Hover over the |

Only available for existing rate plans. Make sure to click “Save” once all rules are set. |
✅ Breakdown of the Sample Rules:
Max Occupancy → The first rule allows up to 2 people total in the room.
First Block of Rules:
For the first entry, the age range is less than 1 year, categorized as an Infant, and it’s free.
The second rule (joined with “Or”) is for children aged 1 to 9, charged at 10.00 (currency) and labeled as Child.The third rule (joined with “And”) is for children aged 10 to 15, charged at 20.00, also labeled as Child.
Second Block of Rules:
A child less than 1 year is again listed, free of charge.
If age = Adult, they’re charged 30.00, categorized as Adult.
Notes:
These rules apply per Rate Plan.
It’s important to match the occupancy here with your actual room configuration.
Saved rules are visible to connected Demand Partners.
Meals Treatment
This section allows you to define the type of meal included in the rate plan.

Define if the guest can exchange the meal for another (e.g., “Not Allowed”). Only enabled if Half Board is selected. |

Sales Restriction
This section allows you to apply sales restrictions to a specific rate plan. You can control where and how the rate plan is available by selecting:
Rate Categories: Specify which sales channel types can access the rate (e.g., B2B, B2C, C2C, etc.).
Restricted Countries: Limit availability of the rate plan to certain countries.
This feature is useful if you have exclusive rates for certain markets or want to tailor availability per distribution strategy. Multiple values can be selected per field.

Choose the countries where this rate plan should be restricted. Use the ℹ️ icon to view the selected list. |
Note: If no sales restrictions are applied, the rate plan will be available to all connected Demand Partners based on standard eligibility.
Finalizing the Rate Plan
After filling in all sections (Overview, Beds Allocation, Occupancy Rules, Meals Treatment, Sales Restrictions), scroll down and click:
This action will save and apply your new rate plan settings to the selected room.
Important Notes:
If you need to update the child age range, please reach out to our Customer Support team at support@bakuun.com, as this is a property-level setting.
Rate plans can be independently enabled or disabled using the Status toggle in the Rooms & Rate Plans list.
