The LOS Rates page lets you create and manage Length of Stay pricing rules for your rooms and rate plans.
Use LOS Rates to adjust pricing based on how many nights a guest stays. For example, you can offer a discount for longer stays or apply a different price rule for specific dates or seasons.
This article covers LOS Rates only. For derived rate plan setup, use the Derived Connect article.
Use this page to:
- Create a normal/direct LOS rate rule
- Create a TPS-linked LOS rate rule
- Select the rooms and rate plans the rule applies to
- Set fixed or variable pricing rules
- Edit or delete existing LOS rules
- Check which rooms and rate plans are linked to a rule
Before you start
You need access to your Property Account.
The actions available on this page may depend on your account permissions and property setup.
When creating a LOS rule, make sure you select the correct customer segment.
- Direct - select this for a normal/direct LOS rate rule
- TPS - select this if the LOS rate rule needs to be linked to a TPS account
Important: For TPS-linked LOS rules, make sure TPS is selected and the correct TPS account is chosen before continuing. If this is not selected, the rule may be created as a normal direct rule instead of a TPS-linked rule.
A few terms used on this page
- LOS - Length of Stay, which means the number of nights in a booking
- LOS rule - a pricing rule based on how long the guest stays
- Direct rule - a normal LOS rule created directly under the property
- TPS-linked rule - a LOS rule linked to a TPS account
- Rate plan - the pricing and policy setup linked to a room
- Fixed Rules - LOS pricing rules that apply without a seasonal date range
- Variable Rules - LOS pricing rules that apply during a specific date range or season
- FPLOS - Full Pattern Length of Stay, used when the pricing rule should only apply when the full stay matches the LOS range
How to open LOS Rates
- Log in to your Property Account
- Go to Intelligence
- Select LOS Rates
You will see the LOS Rates list.
Understanding the LOS Rates list
The LOS Rates list shows the LOS rule combinations already created for your property.
You may see:
- Actions - used to edit or delete an existing LOS rule
- LOS Rules - showing the number of LOS rule entries in the combination
- Selected Rooms - showing the room linked to the LOS rule
- Selected Rate Plans - showing the rate plan linked to the LOS rule
- Info icon - used to view more rate plan details
- Add Combination - used to create a new LOS rule combination
Create a LOS rate rule
Use + Add Combination when you need to create a new LOS rate rule.
- Go to Intelligence > LOS Rates
- Click + Add Combination
- Select the correct customer segment
- Select Direct for a normal/direct LOS rule
- Select TPS if the rule needs to be linked to a TPS account
- If you select TPS, search for and select the correct TPS account name
- Click Add
After clicking Add, you will see the LOS rule setup page with two tabs:
- Rooms & Rate Plan
- Pricing & Rules
Select rooms and rate plans
Use the Rooms & Rate Plan tab to choose where the LOS rule will apply.
This section is for selecting rooms and rate plans only. The actual LOS pricing rules are configured in the Pricing & Rules tab.
- Open the Rooms & Rate Plan tab
- Select the room you want to include
- Select the rate plan you want to include
- Use the expand or collapse icon to show or hide rate plans under a room
- Use the info icon to review more rate plan details, if needed
- Click Save and Continue
You may see:
- SEL - used to select the room or rate plan
- Ref.ID - showing the room or rate plan reference ID
- Channel Ref.ID - showing the connected channel reference ID, if available
- Room Details - showing the room name
- Rate Plan Details - showing the rate plan name or setup
- Info icon - used to view more details about the rate plan
You can select more than one rate plan if the same LOS rule should apply to multiple rate plans.
Set pricing rules
Use the Pricing & Rules tab to define how pricing should change based on length of stay.
- Open the Pricing & Rules tab
- Click + Add Rules
- Choose the rule type you want to create
- Select Fixed Rules for LOS pricing without a seasonal date range
- Select Variable Rules for LOS pricing that applies during specific dates or seasons
Fixed Rules
Use Fixed Rules when you want the LOS pricing rule to apply without a seasonal date range.
For example:
- Stay 3 nights, apply a 5% discount
- Stay 4 nights, apply a 10% discount
You may see:
- Stay is - showing the length of stay range the rule applies to
- FPLOS toggle - used when the full stay must match the LOS range
- Pricing Rules - used to choose how the price changes
- Add row icon - used to add another LOS range within the same rule block
- Delete icon - used to remove one LOS entry
- Delete Block - used to remove the full rule block
- Deploy Changes - used to apply the rule
Variable Rules
Use Variable Rules when you want the LOS pricing rule to apply only during specific dates or seasons.
For example:
- Christmas Season from 1 Dec to 31 Dec
- Stay 7 nights, apply a 15% discount
- Stay 5 nights, apply a 10% discount
You may see:
- Season Name - used to name the seasonal rule
- Start Date - showing when the seasonal rule starts
- End Date - showing when the seasonal rule ends
- Stay is - showing the length of stay range the rule applies to
- FPLOS toggle - used when the full stay must match the LOS range
- Pricing Rules - used to choose how the price changes
- Add row icon - used to add another LOS range within the same season
- Delete icon - used to remove one LOS entry
- Delete Block - used to remove the full seasonal rule block
- Deploy Changes - used to apply the rule
Deploy changes
After setting up the LOS pricing rule, click Deploy Changes.
This applies the LOS rule to the selected room and rate plan combinations.
Edit or delete an existing LOS rule
From the LOS Rates list, use the icons under Actions to manage an existing rule.
- Edit icon - used to open and update an existing LOS rule
- Delete icon - used to delete an existing LOS rule
Before deleting a rule, check the selected room and rate plan details to make sure you are removing the correct setup.
How to check it worked
After creating or updating a LOS rate rule:
- Return to Intelligence > LOS Rates
- Find the LOS rule you created or updated
- Check that the correct room is showing under Selected Rooms
- Check that the correct rate plan is showing under Selected Rate Plans
- Check the LOS Rules value to confirm the rule entry is showing
- Open the rule again if you need to confirm the selected rooms, rate plans, or pricing setup
- For TPS-linked LOS rules, confirm the rule is linked to the correct TPS account, if available
If the rule does not look correct, open the rule again and check:
- The correct customer segment was selected
- The correct TPS account was selected, if applicable
- The correct rooms and rate plans were selected
- The LOS range matches the pricing rule you intended to apply
- The FPLOS toggle is set correctly
- Deploy Changes was clicked after making updates
