Rates & Availability - Rooms (TPS)

In the Rates and Availability section, users can manage a property’s operational data such as rates, cancellation policies, and special offers. This area allows Third Party Suppliers (TPS) to make rate plan-level updates and oversee property availability with flexibility and precision. All updates made here directly impact how the property is displayed and sold via connected Demand Partners.

Rates and Availability – Views Overview

The Rates and Availability section offers three distinct views to help you manage and review different aspects of your rate plans more efficiently. Use the filters at the top to switch between views based on your needs:

• Rate Plan Level Restrictions View – shows operational restrictions set at the rate plan level.

• Rates View – displays the current rate values per day.

• LOS Rates View – shows pricing adjustments based on length of stay rules.
   

These views provide flexible, detailed insights and control – aligned with industry standards to help you configure, monitor, and maintain your property’s pricing and restrictions effectively.

Rates and Availability – Rate Plan Level Restrictions View

This view allows users to monitor and update multiple restrictions that apply at the rate plan level, across the calendar.

Rate Plan Level Restriction Legend

Note: This section is designed for advanced rate management, giving users the flexibility to adjust restrictions at the rate plan level while ensuring consistency across all connected channels.

🔄 Inline Restriction Update via Plan Page (Value Override)

If you wish to manually update a specific Rate Plan Level Restriction for a particular date directly from the calendar view:

• Simply click on the cell under the desired restriction (e.g., AVL, RLS, MST) and the Value Override popup will appear (as shown in the screenshot below).

• From this popup, you can adjust:

  • Room Details and Rate Plan (auto-filled based on your selection)

  • Date Range (defaults to the selected date, but can be extended)

  • Restriction Type (pre-filled)

  • Value (enter the new override value)

• Click Update to apply changes or Cancel to discard.
   

📝 Note: The format and layout of this popup are consistent across all restriction types, the only field that changes is the Restriction Type, based on the row you selected.

This allows for fast, date-specific restriction edits without needing to use the Bulk Update tool.

Rates and Availability – Rates View

This view allows you to monitor and manage the daily rates and active offers per rate plan. It’s designed to give you a clear calendar-based overview of pricing, making it easier to identify, compare, and manually update rates or offers.

⚙️ Offer Management – Manual Offer Configuration

If you need to manually configure or override the offer price for a specific date or rate plan directly within the Plan Page:

• Click the gear icon (⚙️) under the Offer row for the desired date to launch the Offer Management popup (see screenshot above).

• From here, you can view and adjust:

  • Room Details and Rate Plan – auto-filled based on the cell selected

  • Base Rate – the original rate before any offers

  • Current Offer – view the existing discount logic applied (e.g., Last -40%)

  • Change In – apply a new discount, choose from the following options:

    • Sales (-50%)

    • Last (-40%)

    • Easy (-30%)

    • Free (-%) → add a your own value

    • No Offer

  • Price Offer – this will auto-calculate based on your selected discount OR can be manually entered

Once your configuration is complete:

• Click Update to apply changes, or

• Click Cancel to discard and return to the Plan Page view

📝 Note: This tool is especially useful for overriding or tweaking dynamic offers temporarily without needing to update LOS rules or automated pricing logic.

Rates and Availability – LOS Rates View

This view displays the Length of Stay (LOS) pricing configuration applied to a specific rate plan.

Each row corresponds to a specific LOS rule and its applicable price. Here’s how to interpret the key elements:

Notes:

• ⚠️ LOS rates themselves are not editable in this section. To update or configure LOS pricing rules, refer to the Intelligence section of the platform.

• ✅ HRD and FPLOS can both be managed directly from this view, offering flexibility for manual updates without navigating away.

This view helps properties visually validate how LOS-based rates and hurdle restrictions are applied across their calendar.

🔄 Inline Hurdle Rate Update via Plan Page (Value Override)

To update the Hurdle Rate (HRD) for a specific date:

• Click directly on the HRD row under the desired date.

• A Value Override popup will appear (see screenshot).

• Input the hurdle amount in the Hurdle Rate field.

• Click Update to save the changes.

This will apply only to the selected date range.

🔄 Inline FPLOS Update via Plan Page (Value Override)

To activate or deactivate Full Pattern Length of Stay (FPLOS):

• Click on the checkbox under the FPLOS1 row for the desired date.

• A Value Override popup will appear.

• Use the Is Active toggle to enable or disable the FPLOS rule.

• Click Update to confirm.

This allows you to control FPLOS settings at the daily level directly from the LOS Rates calendar.

Bulk Update Overview

To help streamline your operations, the Bulk Update function allows you to make mass changes across multiple Rate Plans for selected date ranges. You can apply updates to:

• Rate Plan Level (availability and restrictions),

• Rates & Offers, and

• Cancellation Policy (if the property has flexible policies)

Below is a breakdown of each operation and its available fields.

Rate Plan Level Bulk Update

This option lets you apply updates to availability and all restriction types across selected days and date ranges.

Key fields:

1. Operation: Select “Rate Plan Level”

2. Date Range & Days of the Week 

   1.  Choose the applicable dates and days (up to 2 years of update)

   2. If you wish to exclude specific days from the bulk update, you can select them in this section. However, you can exclude a maximum of six days per week → selecting all seven days is not allowed.

3. Update Options:

• Availability

• Release

• Min/Max Stay Through

• Min/Max Stay on Arrival

• Min/Max Advance Booking

• CTA / CTD / Stop Sell toggles
   

• Rate Plan Selection: Select which rate plans the update applies to

💡 Use this when applying restrictions across a wide date range rather than editing one-by-one on the plan page.

Rates & Offers Bulk Update

This section allows you to apply bulk rate changes, set offers, or update hurdles in one go.

Key fields:

1. Operation: Select “Rates & Offers”

2. Date Range & Days of the Week

• Choose applicable dates (up to 2 years of update)

• Tick the days you wish to exclude for this rate. You can leave it blank if the rate is applicable for all the days.

3. Update Options:

• Rate: Enter static rate value

• Offer: Choose from discount logic (e.g., Sales -50%, etc.)

• Hurdle: Set minimum rate condition (Hurdle Rate)

• Toggle Offer override if applicable
  
   

4. Rate Plan Selection: Select affected rate plans

⚙️ This is a quick way to activate promotions or adjust pricing without editing each date manually.

Cancellation Policy Bulk Update

Bulk assigns a cancellation policy to selected rate plans. The policy must already be configured in the Property Settings before it can be assigned here.

Key fields:

1. Operation: Select “Cancellation Policy”

2. Date Range & Days of the Week: Choose applicable dates (up to 2 years of update)

3. Update Options:

• Select policy from the dropdown (e.g., Standard, Flexible)

4. Rate Plan Selection: Apply to one or multiple rate plans

✅ Great for seasonal or promo-based changes to your cancellation terms.
